A new roof can transform the appearance and value of a home, but construction experts caution that replacing an old roof without professional guidance can lead to structural damage, legal trouble and unexpected costs.
Henry Lubwama learnt this the hard way while renovating his parents' house in Muyenga, Kampala. The family planned to replace ageing iron sheets with clay tiles after years of battling roof leaks.
However, shortly after installation began, cracks appeared in the walls. "We later discovered the building could not support the weight of clay tiles," Lubwama says. The family had to reinforce the walls with iron bars before continuing the project, significantly increasing renovation costs.

"Different roofing materials place different loads on a building. Without proper structural assessment, homeowners risk damaging the building or installing unsuitable roofing systems," he explains.

"Older buildings may require reinforcement or rebuilding of some sections before a heavier roof is installed," he says. Experts note that houses built more than 50 years ago are particularly vulnerable because many were constructed without reinforced beams, while even newer homes may require re-roofing if low-quality materials were used. Homeowners are also reminded that roof remodelling requires official approval.
Beyond structural safety, roofing choices can influence a property's market appeal. Real estate experts say modern, well-designed roofs improve both resale value and rental demand, while outdated roofs may discourage potential buyers and tenants.
However, experts caution against simply copying roof designs from neighbouring homes or overseas. Roofing styles should be selected based on the building's structural capacity, architectural design and local climate rather than aesthetics alone.
