The most common plot size is the 50x100 feet, but in some cases, you may also find a plot smaller than that.
According to David Kireli, an architect and civil engineer in the education ministry, if you buy a 50 x 40 feet plot and it is on the main road, the best deal would be to build rentals on it.
“Many people know that building near roads fetches good money in rent and sales. However, what most people forget is that it can be risky if you end up on the wrong plot.
Mind the road reserve
The most important thing is to think of a road reserve before developing your plot because if you do not leave the mandatory two metres, you might lose your property,” he advises.
“You can build a flat or a two or three-bedroom bungalow. Ensure you get a good architect so that you do not regret in future,” he warns.
Get a construction team
Kireli says this team comprises of the project owner, consultants and contractor. The owner finances the project, consultants design the plan and supervise the project, while the contractor implements it.
This team will ensure quality and timely delivery of the project. In order to avoid shoddy work, each team member should understand and play his role efficiently.
