After 10 years of saving, Mathew Owori bought a one acre piece of land in Mutungo and his intention was to build his residential home for his family.

However, he changed his mind and he decided to build rentals first before building a home for his family.

On his one acre piece of land he decided, he would have the plan for a flat drawn which he took for approval before he embarked on the construction of the flat.

His work was made easy by an engineer who worked on all the necessary paper work that was required after, Owori was ready to go.

 

Construction process  

With the help of his engineer, he got a quotation of the required materials and how much it would cost him and that way he bought materials in bulk.

He had the foundation of his rental built and since it required him to have enough iron bars and a lot of cement, it really costed him a lot of money.

After the foundation, he rested for five months before continuing with the construction of his rental.

Resting helped me plan better today I don't regret building my rentals first because I earn from them.

Challenges

"The building materials are really expensive and once you buy in bulk, storing them is another challenge that you have to deal with, "says Owori.

He notes that it's important that all those planning to construct first plan for safety and storage of their building materials so as not to make losses.

" No matter what I faced while building, I managed to finish and today I live in a small house, which I put up on the same piece of land and also managed to put my offices on the same piece of land,".

"I did this after realizing that renting is expensive so today my company Elecon lifts sits on the same piece of land coupled with my home and rentals, "he says.

Together with his tenants, they enjoy conducive environment, for relaxation and ample space for parking.

Benefits of having rentals before a personal house

Owori notes that rentals is a life time investment that once you build and finish, money keeps coming monthly and that same money can help you build the family home.

He adds that many more investments can come out of the money earned from rentals. These could be plots of land, side business and that way you can never regret.
