Why should my land be surveyed?

Land surveying is the technique and science of accurately determining the terrestrial or three-dimensional space position of points and the distances and angles between them.

QWhat is land surveying and who is a surveyor?
 
Land surveying is the technique and science of accurately determining the terrestrial or three-dimensional space position of points and the distances and angles between them.
 
These points are usually on the surface of the earth, and are often used to establish land maps and boundaries for ownership or governmental purposes. While a surveyor is a person who is trained to do surveying.
 
QWhat is the difference between surveying land and getting a land title for it?
ASurveying land is the first thing a surveyor does and then processes the papers to get a land title.
 
QWhy do I need a surveyor?
AThe largest investment most people make is their home or land. Each landowner should have a complete survey of their property to ensure they are buying and getting believable land.
 
Each landowner should also know where their property boundaries lie in order to protect their property from encroachment and trespass. Too many times people opt out of the option for a survey and end up with legal and personal issues.
 
QHow much would it cost to survey land and why would it cost that much?
AIt depends because there are so many factors that come into play during the process of a survey. These factors may include; terrain, foliage, old recorded documents, date of last survey, disturbed or missing property corners, size of tract to be surveyed and the scope of services.
 
Before pricing or quoting a survey these factors are taken into consideration. Each surveyor will price or quote a job differently, but should be able to advise clients as regards the expense.
 
QHow do I choose a genuine surveyor?
A The public can’t choose a genuine surveyor because we as surveyors have failed to maintain the discipline of professionalism. It is not the responsibility of the public to identify a genuine surveyor, it is the responsibility of the Surveyor Registration Board and the entire profession.
 
You should hire a surveyor based on their qualifications and track record. There are many licensed and registered surveyors in Uganda, they all passed the same test, but their experience and qualifications may vary greatly. Always ask for references and examples of their work. 

QWhat type of surveying do I need?
AYou need cadastral surveying which is purposely for demarcating land titles although there are so many types of surveying like engineering survey, which can only be done by professionals. 
 
QWhat does a person do after a survey is complete?
ADepending on the reason for the survey you may need to start processing your land title or you could be surveying your land for a transfer of property.
 
You might need to get the survey to an attorney to prepare a deed or in some cases it may need to be reviewed by a county or municipal officer in order to verify it meets all applicable zoning, subdivision and any other rules and laws. Your surveyor should guide you through this process.
